Welcoming and relaxing bed and breakfast accommodation within easy reach of Swanage town and beaches. On arrival you will be welcomed with a hot drink and homemade biscuits to revive you after your journey. This well presented non-smoking bed and breakfast accommodation has a breakfast room room overlooking the popular Swanage Railway and Purbeck hills.
Single floor accommodation - twin and double en-suite bedrooms. Payment by credit/debit card, BACS or cheque. Adults only. Walkers and Cyclists welcome. Free on street parking.
All beds have deep comfortable mattresses with hypo-allergenic duvets and pillows. Tea and coffee making facilities in bedrooms with fresh milk available at all times. Secure Wi-Fi. Flat screen freeview TV, DVD player and hairdryer provided. Fridge available for Guests' use.
All breakfasts are freshly cooked using local produce where possible. Please advise in advance if you have any special dietary requirements.

Swanage is easily accessible by road, train or bus. Local railway stations are at Wareham, Bournemouth and Poole and connecting buses run to Swanage from these locations.
If driving from Wareham follow the A351 through Corfe Castle and continue to Swanage. You will pass Swanage School on your left and shortly afterwards as the road bends to the left, the Emmanuel Baptist. Church on the left. Kings Road West is on the right, just before the Avenue Garage. 164 Kings Road West is a bungalow on the left hand side.
If travelling to Swanage by ferry, follow the B3351 to Swanage. Bear left into Ulwell Road and then bear right into Shore Road. Turn right into Victoria Avenue (A351, signposted Town Centre). Turn left into Kings Road West.

Very warm welcome, nothing too much trouble. Great breakfast with special needs catered for without a quibble. Spacious (twin bedded) room, lots of storage. A good nights sleep guaranteed as the beds are so comfortable. Everything clean and new. Highly recommended. We take away fond memories of Henry the house cat, and Monty the dog. We were lucky enough to see the steam train pass the bottom of the garden too.

Upon arrival we were made to feel very welcome being offered a good cup of tea and home made biscuits (delicious).
Extremely comfortable beds, very clean modern en-suite bathroom, nicely furnished room with space to move.
Breakfasts a delight, nicely cooked, very tasty, not at all fatty and beautifully presented. Quality cutlery (not the toy town stuff that you so often experience these days) and crockery all matching! Butter in a dish, not a silly little packet. (High standards!)
Richard and Allyson were always so ready to be helpful, to ensure you enjoyed your stay, without being overbearing and constantly in your face.
Although a B & B it's standards match many a good hotel.

Just returned from a great week away. We can not praise this place enough. We were made to feel very welcome on our arrival. The en-suite rooms were lovely & spacious & very clean. Breakfast was very enjoyable (set us up for the day) & the view from the dining room is amazing. Only intended on staying for 3 nights but ending up extending our stay. We can't wait to return in the future.
