The Accommodation

The Sands Studio with its sea view stands in the garden of a recently restored Edwardian seaside home; situated opposite a short 100 yard footpath straight onto a safe sandy sweep of beach.
There is a sunny patio and garden for relaxing before wandering down the footpath for your next dip in the sea!

Where possible, all food is sourced using organic, free range, fair trade and/or local produce. All our catering is strictly vegetarian. People requiring vegan, Gluten free and other dietary requirements are welcome. Please request when making your booking to ensure availability.
The Sands Studio is en-suite studio room with its sea view, free wifi, 100% cotton linen and towels, a kingsize bed plus chair bed (slatted with proper mattress) and a cot. This room also boasts a television, FreeView box and dvd player as well as it's own kitchenette with a forced air combination microwave, grill and convection oven, ceramic hob, fridge with a freezer compartment and a toaster/kettle etc. In here you will find all your delicious breakfast ready for you to gobble up at your leisure! The room is also available on a vegetarian self catering basis.
If you would prefer to be catered for in the main house, please ask us. For breakfast in both locations you can choose from fresh fruit, fruit juice, yoghurt and a selection of cereals, vegetarian cooked breakfast including Linda McCartney sausages, fresh free range eggs (however you like them), organic baked beans, mushrooms, tomatoes, hash browns and toast with a choice of preserves, along with fresh ground coffee (full strength or decaffeinated) or a selection of teas, including herb and fruit teas.
In the Grand Hotel across the road is a health club with a superb gym, sauna steam bath and pool available for very reasonable daily or weekly rates.

We regret we do not allow pets.

From Sandbanks ferry:

Follow road through Studland village; then take left fork to Swanage. Follow road down into outskirts of town. Burlington Road is the second road on the left after you see a modernish church on your right. Go up the hill and we are the pink building opposite the Grand Hotel.

From Wareham:

Follow the main road through Corfe Castle and on into Swanage. Eventually you will reach the sea front. Turn left and keeping the sea on your right follow the road as it veers away from the front. Burlington Road is the second turning on the right. Go up the hill and we are the pink building opposite the Grand Hotel.

Hamish and Annie are lovely generous people. We stayed in their summer house in the garden and were delighted to have found such a great place to stay. Situated within minutes of the beach, we could go for an early morning swim and an evening walk along the shore. Ideal location for walking the Coast Pathway. Lovely food - Hamish is a star in the kitchen! We had everything - cereal, toast and a cooked breakfast: brilliant to find heartfelt vegetarians and enjoy delicious food. The summer house was clean throughout and a spare bed was provided, so one of us had the double and the other the single. Watched films on the DVD player - and appreciated the books by the bedside. Close to the main town - a few minutes walk away - and to all the shops, cafes and restaurants. We chose to eat out, treating ourselves, but the kitchen would have been absolutely fine for cooking a meal. We felt safe and secure and welcomed - and trusted Hamish and Annie implicitly. We'd highly recommend staying at The Sands. With love from Zelly and Corinne xx

Myself and 2 friends went down to Swanage for the carnival weekend. We were scuba diving. Torrential rain when we pulled up at this lovely guest house after a day's diving. Very welcoming as soon as we got out of the car. Lovely clean rooms and spacious too. Beds were luxury. Lovely homely feel in the morning having breakfast, just like it was your own kitchen. Did have reservationos about the vegetarian full English breakfast, but the Linda McCartney sausages shined through. Overall a thoroughly comfortable overnight stay and great hospitality at breakfast in the kitchen. Definately a recommend ... !!!

We thoroughly enjoyed our stay at Sands and would definitely recommend it. The room was comfortable, the people were welcoming and the breakfast was hearty and delicious. Located a stone's throw from the beach, what more could you ask for!

We have had a number of wonderful stays in this quiet and beautiful Bed and breakfast situated right next to the beach. Annie is a warm and friendly host who made us feel very at home. The rooms are bright,warm,comfortable and impeccably clean with en suite facilities. Annie is a great cook and we very much enjoyed her breakfasts and evening meals. She is full of local knowledge and advised us of most wonderful places to visit during each of our stays; Purbeck really is a very beautiful part of Britain and there are great coastal walks within minutes of the guest house- trips to Old Harry are a must! Annie is also a very talented artist and her home is full of her beautiful paintings of the local area. We would highly recommend her BandB.
